5 Things Buyers Notice in the First 10 Seconds of a Showing
Buyers decide whether they're interested in a home within seconds — long before they consciously evaluate the kitchen or the closets. Here's what they actually notice.

Real-estate research is consistent on one point: buyers form an emotional first impression of a home within 7–10 seconds of walking through the door. Everything after that is them building a case for or against that gut reaction. Here are the five things they're noticing — whether they realize it or not.
1. Smell
Cooking residue, pets, cigarette smoke, mildew in the bathroom — buyers register it immediately, even if no one says anything. Air out the home for an hour before showings, avoid heavy fragrances or candles (allergens), and treat any persistent smell at the source.
2. Light
Bright homes feel larger, cleaner, newer, and more expensive. Open every blind, turn on every lamp, and replace any burnt-out bulbs (with matching colour temperatures — 2700K–3000K reads as warm and welcoming). Even on a grey Vancouver day, lit rooms photograph and show 30% better.
3. The entry
The first 6 feet inside the door anchor the impression for the whole tour. A clean console, a mirror, a piece of art, and a fresh runner are enough to set the tone. Get shoes, jackets, packages, and pet items out of view.
4. Sightlines
From the front door, what do buyers see? Pile of laundry through a doorway? A cluttered kitchen counter? A bare wall? Walk to your front door, take photos looking in, and edit anything ugly out of those sightlines — they're free real estate for the first impression.
5. The kitchen counter
Buyers gravitate to the kitchen within 60 seconds. A clear counter with one or two intentional items (a bowl of lemons, a board, a kettle) signals 'this is a clean, well-kept home'. Coffee makers, toasters, knife blocks, mail piles, and small appliances should all go.
