The three main types of home staging

A 90-minute walkthrough where a senior stager gives you room-by-room recommendations: what to remove, what to rearrange, what small purchases or repairs will move the needle, and how to set up each space for showings and photos. You leave with a written action list and execute the work yourself (or with your realtor's help). This is the best-value option when the home is already furnished and in reasonable shape.
2. Occupied Staging — $1,150 to $1,850 by home size
We work with your existing furniture, then bring in supplementary accessories, art, lighting, soft goods, and key accent pieces to elevate the look. Pricing depends on home size, how many rooms we're touching, and whether storage of your personal items is needed during the listing.
3. Vacant Staging — from $2,595
Full furniture, art, lighting, and styling installed in an empty home for the duration of the listing. This is the most impactful staging investment because buyers cannot visualize an empty space — and it's typically what drives the 'sell 65% faster' statistic you've seen quoted.
