What are the actual prices?
Our packages are priced by home size, not by the hour, so you know the cost before anything is booked. Every price below is a “from” price in Canadian dollars for the 6-week initial term and is honoured through 2026.

What is included in the price?
A vacant staging package covers everything from the first sketch to the last box out the door:
- Staging design and furniture selection for the rooms buyers care about most
- Brand-new, current furniture, art, rugs, lighting and accessories
- Delivery and professional installation, including elevator booking where required
- The 6-week initial rental term
- Full removal at the end of the term
Occupied staging works with the furniture you already own and adds our pieces where they improve flow, scale and photographs. Why does vacant staging cost more than occupied?
An empty home needs a complete furniture package: sofas, beds, dining sets, rugs, art and lighting for every key room, plus the truck and crew to deliver and install it. Occupied staging supplements what is already there, so less inventory moves and the price starts at $1,150 instead of $2,595. Our vacant vs occupied guide walks through which one fits your sale.
Who pays for home staging?
In most sales the seller pays for staging as part of preparing the listing, in the same way they would pay for photography or a pre-sale clean. Realtors often coordinate the booking on their client’s behalf, and agents who list regularly can use our realtor partner program, which gives partner listings six weeks of staging for the price of four. Either way the quote is written, itemised and sent within 24 hours.
How do the six-week term and renewals work?
Every vacant and occupied package includes a 6-week initial term, which is longer than most Lower Mainland listings need. If the home is still on the market at the end of it, the staging renews in 4-week blocks: 4-week renewals at 40% off the initial furniture rental (delivery and staging fees are not charged again). You can end the rental with advance notice, and removal is scheduled around your completion date so the home is never empty for a showing.
Is staging worth the cost?
In the NAR 2025 Profile of Home Staging, 49% of sellers’ agents said staging reduced time on market and 29% reported offers 1–10% higher. Against a typical Lower Mainland sale price, a staging package is a small fraction of that difference, and a shorter listing also cuts carrying costs.
